Reason(s) for Tree Removal: The subject tree is a Ficus that exhibits multiple structural and site-related deficiencies that adversely affect its stability and long term viability. The crown has been repeatedly and improperly pruned over its service life, resulting in a classic lion tailed structure. This pruning pattern has removed critical interior foliage, increasing weight at the end of branches placing excessive weight on terminal branch ends. Several major scaffold branches display advanced included bark formations at their attachment points. These weak unions significantly reduce load bearing capacity and are prone to sudden failure, particularly during wind events or periods of increased canopy loading.  The past pruning have compromised the tree’s structural integrity and increase the likelihood of internal decay development.  The canopy is visibly unbalanced, with uneven weight distribution contributing to abnormal stress on already deficient branch unions. Given the tree’s proximity to municipal overhead lines, any branch or partial crown failure presents an elevated risk to public safety and essential services.   The tree roots have increased sidewalk uplift, there has been a history of sidewalk repair at this site. I recommend that the tree be removed. We would need to locate a replacement in the nearby vicinity due to underground utility conflicts.   The site is not replantable due to a underground gas line.
